Columns (grey = calculated for you)

  • Lender / option
  • Loan amount
  • Rate
  • Term (years)
  • Points
  • Lender fees
  • Monthly P&I
  • Lifetime interest
  • Upfront cost
  • Break-even (months)
  1. Open the Loan offers tab and replace the sample rows with your own — one row per entry. Formulas fill in automatically for new rows.
  2. Enter each Loan Estimate's amount, rate, term, points and lender fees (Section A). Monthly P&I excludes taxes and insurance.
  3. Break-even shows how many months of lower payments it takes to earn back extra upfront cost versus the cheapest-upfront offer. If you'll sell or refinance sooner, skip the points. Not financial advice.
  4. Using Google Sheets? Upload the file to Google Drive, then open it with Google Sheets (or File → Import in an open sheet). Formulas, dropdowns and highlights carry over.

The file opens locally on your device — nothing is uploaded, and you own the copy outright.
