How to Track Real Estate Commissions in a Spreadsheet
Agents mentally stack pending deals as “future money” without knowing net after splits, brokerage fees, and timing. A free real estate commission tracker spreadsheet lists deals, status, gross commission, splits, and projected vs. earned income.
One row per transaction
- Property / client
- Side — listing, buyer, dual
- Sale price (when known)
- Gross commission — contract amount
- Brokerage split and referral fees
- Net to agent
- Status — pending, closed, fell through
- Expected close date
Sum net closed YTD for tax planning; sum net pending for cash-flow forecasting — not the same as gross GCI on brokerage dashboards.
Update status when deals die
“Fell through” rows matter — they stop phantom income from inflating mental budgets. Note why in a column for pattern learning (financing, inspection, cold feet).
Pair with investor tools when you do both
Agents who also buy rentals should separate commission income from rental property cash flow — different tax treatment and mental accounts.
When transaction management CRM wins
Dotloop, SkySlope, and brokerage ERP integration matter at high volume. Solo agents and small teams often track commissions in a sheet until pipeline complexity exceeds spreadsheet comfort.
