Columns (grey = calculated for you)

  • Close date
  • Agent
  • Property
  • Sale price
  • Commission rate
  • Agent split
  • Gross commission
  • Brokerage share
  • Agent net
  1. Open the Deals tab and replace the sample rows with your own — one row per entry. Formulas fill in automatically for new rows.
  2. Enter the commission rate your side earned and each agent's split (e.g. 70% means a 70/30 split in the agent's favor).
  3. Agent net subtracts the flat transaction fee set on the Totals tab. Caps and team splits are not modeled; add a column if you use them.
  4. Using Google Sheets? Upload the file to Google Drive, then open it with Google Sheets (or File → Import in an open sheet). Formulas, dropdowns and highlights carry over.

The file opens locally on your device — nothing is uploaded, and you own the copy outright.
